  • " Prepare accurate and timely financial statements (Ind-AS / IGAAP), for the asset, including income statements, balance
  • sheets, and cash flow statements. Analyse financial data to provide insights into the financial performance of the property.
  • Ensure compliance with accounting standards and regulatory requirements.
  • Collaborate with property management and other relevant departments to develop and manage the asset's annual budget.
  • Create financial forecasts and variance analyses to support decision-making. Monitor and control expenses to ensure they align with the approved budget.
  • Oversee lease administration, including rent collection, invoicing, and tracking of lease terms. Monitor lease expirations, renewals, and rent escalations.
  • Supervise/Manage accounts payable and receivable processes for the IT park, ensuring the timely and accurate processing of transactions. Monitor cash flow to optimize working capital and liquidity.
  • Ensure compliance with all relevant tax regulations, including property taxes and income taxes. Coordinate with external tax consultants to prepare and file tax returns.
  • Implement internal controls and risk management procedures specific to the asset's financial operations.
  • Identify financial risks associated with property management and develop strategies to mitigate them. Conduct periodic risk assessments and internal audits.
  • Oversee the use of financial software and systems for asset-specific accounting and reporting. Ensure the security and integrity of financial data for the asset.
  • Lias with the finance team at fund office to ensure regular operations and provide MIS on a regular basis.
  • Coordinate with internal & statutory auditors. Maintain and furnish required information during the audit.
  • Ensure compliance with tax regulations and review tax returns (TDS, GST etc) including matters related to corporate tax,
  • transfer pricing, etc. Handling of Tax audits and Tax assessments with the Auditors / consultants.
  • Suggest improvement to financial systems and implement procedures to enhance efficiency and accuracy.
  • Coordinate with bankers to close the loan documents and manage the end-to-end Banking relationship.
  • Analyse The Companys Act compliance, corporate secretarial matters and review the various filings."
